Job Description Job Description Estimator Reports To: Director of Preconstruction Department: Preconstruction and Estimating Location: Full-time, In-Person in Moyock NC Position Overview We're seeking a detail-driven, analytically sharp Estimator to join our dynamic Preconstruction team. This role is pivotal in shaping the financial foundation of our projects-developing precise budgets, cost estimates, and bid proposals that reflect both the scope of work and our commitment to excellence. The ideal candidate brings deep technical knowledge of construction methods, thrives in collaborative environments, and is passionate about delivering reliable pricing and risk assessments that empower successful project execution. Key Responsibilities Preconstruction & Budgeting - Develop conceptual, schematic, design development, and GMP estimates - Perform detailed quantity take-offs and cost breakdowns across all CSI divisions - Identify value engineering opportunities to optimize cost without sacrificing quality Bid Management - Solicit, evaluate, and compare subcontractor and vendor proposals - Ensure bid completeness and alignment with project documentation - Maintain and expand subcontractor database and support prequalification efforts Project Support - Partner with Project Managers and Superintendents to ensure smooth hand-off from preconstruction to construction - Assist with scope clarifications, buyout strategies, and change order pricing - Assess site conditions, logistics, and risks to inform accurate estimates Process & Reporting - Maintain estimating templates, historical cost data, and cost catalogs - Track estimate accuracy, bid performance, and cost drivers - Deliver executive summaries, variance reports, and risk assessments for leadership Qualifications - Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred) - 1 years of estimating experience with a General Contractor, Construction Manager, or Developer - Proficiency in estimating software (e.g., Procore Estimating, Sage, PlanSwift, Bluebeam) and Microsoft Excel - Strong grasp of construction drawings, specifications, and building systems - Excellent communication, negotiation, and organizational skills - Ability to manage multiple deadlines in a fast-paced, team-oriented environment - Core Competencies - Precision-focused with strong cost management and analytical skills - Creative problem-solver with a value engineering mindset - Collaborative team player with sound independent judgment - Committed to integrity, accountability, and exceptional client service Why Join Us We're more than builders-we're partners in progress.
